Kansas Condo rental in Kansas is generally found in the larger cities, such as Wichita, Topeka, Lawrence and Kansas City, Kansas, Overland Park, as well as the Johnson County area near Kansas City, Missouri. Both Johnson County and Wyandotte County are considered a part of the greater Kansas City Metropolitan area.
As Kansas has large rural areas, most of the smaller communities do not have much of a condominium market. In the cities, condominium prices vary depending on location, condo size, condition, amenities and whether the condominium complex is considered upscale or moderately constructed.
Johnson County, especially the Overland Park and Mission areas, are the most expensive in the state. Johnson County is the headquarters of several large corporations, many smaller corporations, and generally caters to business oriented consumers. Condo rental prices in the low range are approximately $750.00 per month, and $1,600 to $1,800 in the upper range. Most are townhome style, offering 2-3 bedrooms and 1-2 baths.
Wichita, Kansas is located Sedgwick County, in the south central area of Kansas, near the Oklahoma border. Wichita provides a nice blend of commercial, agricultural and industrial businesses, and the condo market reflects this diversity. Condos in Wichita can be as little as $450-500 and upwards of $1,500 per month for a luxury townhome. Many of the townhomes, usually with 2-3 bedrooms, can be found for $700-800. The condo's in the latter price range are usually new or recently refurbished and in good condition.
Topeka is the state capital and its real estate market often caters to the government employee. Thus, the condo market is moderately prices, with some luxury townhomes available for those who desire a more upscale living arrangement. Prices range to as little as $400 per month for a studio or one bedroom condo to $1,000 per month for a 2 or 3 bedroom townhome.
Lawrence Kansas is a college community that is quickly becoming a large commuter community for Kansas City. As its population increases, so does the construction of new housing, including condominiums. A little less expensive than Overland Park, most condos are in the $800-$1,200 range for monthly rental. A few condo rentals can be found in the $500-650 range.
As with the rest of the United States, Kansas was hit by the real estate downturn in 2007-08, though not as severely as many other areas of the country. Nonetheless, the demand for rental condos has increased in the metropolitan areas. The monthly rental charges are far less expensive than larger areas such as New York, Boston, Washington, Los Angeles and Dallas. In the Kansas market, a person will be able to locate a newer, well maintained, well appointed condo for a reasonable price.
